Housekeeping Manager – Soft Services

About the role

We are seeking an experienced Housekeeping Manager to lead soft‑service operations for a 50‑floor office tower and a five‑storey shopping mall in Colombo. The role oversees all aspects of cleaning, waste handling, and related services, ensuring a safe and welcoming environment for tenants and visitors.

Key responsibilities

• Plan and forecast manpower needs to maintain 24/7 soft‑service coverage.
• Manage external vendors, enforce SLAs, KPIs and service standards.
• Supervise wet and dry waste collection, segregation, disposal and recycling across more than 800,000 sq ft.
• Analyse footfall, consumable usage and feedback to optimise cleaning schedules.
• Allocate staff and create rosters through facility supervisors for peak mall hours and after‑hours corporate operations.
• Drive continuous improvement of hygiene, operational efficiency and service quality.
• Monitor vendor performance and implement corrective actions to meet premium standards.

Required profile

• Bachelor’s degree in Facility Management, Hospitality Management, Business Administration or related field.
• Minimum 8 years progressive experience in soft services, housekeeping or facilities management.
• At least 4 years managing a workforce of 100 + employees or outsourced staff.
• Proven experience drafting, negotiating and enforcing SLAs and KPIs for janitorial, waste management and pest control services.
• Strong communication and interpersonal abilities to liaise with vendors and senior management.
• Demonstrated capability to lead, motivate and train a diverse, multi‑shift workforce.
